I definitely agree that it can be risky to invest in a place I'm unfamiliar with, so far I have found that Nampa is the second largest city, the median age is around 30 yards old, the crime rate is slightly higher than the national average, which makes sense for a big city, though the house I'm looking at is not downtown, the average income is around 45000 (if I remember correctly) and I'll learn more about the neighborhood when I talk to the realtor tomorrow, such as if it was built on a landfill or other questions I dream up.

Also, I need to network with others in the same general area as well as get some references from accountants or CPAs to handle the additional headache of taxes that come along with the territory.Additionally, I'm hoping to get references of lenders in the area who are familiar with the REI world.I welcome any other advice from the many others who have achieved their dream of actually enjoying life instead of just living it!

As fate has it, I received another application immediately after that was a dream come true, a couple relocating from TX that had credit at 749, no animals, and is looking to move in right after the holiday.I think my lesson learned is to be patient and not look for ways to make the application work.

I even went driving for dollars a few times, generated 2 leads, never followed up.In July of 2017, I was biking through my favorite neighborhood (literally the neighborhood I dreamed of owning a rental in someday) and saw a duplex with something outside (won't be specific for privacy purposes) that denoted the owner was a realtor!
