I made some calls to local Title companies and when I asked if they did double closings, their tone of voice turned from "happy happy joy joy thanks for calling, how can i help you" to "oh no you didn't just ask if we do THAT!!!"

However; double check with your attorney, because if there have been no pre lien notices filed yet, the filing period for any subs may have already passed (it's 30 days for subs and 60 for the prime contractor) again.. double check because they are constantly enacting new laws in California.
