I am seriously thinking about going to someone else as this lack of care of my privacy information worries me.

A better way with single family homes is to buy them and then become a "lease option" owner who does financing to good people that have not qualified with a Bank and do not know about the alternatives and they will usually take better care of the home because they think they will own some day, collect a larger non-refundable deposit, the monthly spread between your payment and the rent during that period, and then make money on the sale option.  9 times out of 10 they usually do not purchase the home but you can do it again.

Not a bad option if you don't care much about user design/focus. 

HOA dogs are even meddling with the STR websites.. yikes!

Tenant is responsible for care, repairs, and maintenance. 

Be very careful to review any application you sign to make sure it discloses the vacant building. 

If you don't invest with me, me and my dog may end up having to move back in with the two of you and I may end up living here at home with you two forever.

Some hard money folks don't really care about each line item on the budget as long as you end up fairly close to the estimated total. 

We both work here, but we only have dogs, no kids so logistics isn't too complicated.

Don't compromise them for the sake of a deal.Build your local team carefully - I'm not a fan of turnkey investing, but if you choose that route, watch out for conflicts of interest.
