@James R adunaKeep in mind that in order to take a distribution under the CARES Act you must have been impacted by the virus in one of the enumerated ways.If so, you can take a penalty-free distribution (as well as waive the 20% withholding requirement) from your 401k (assuming that the employer allows it) anytime between 1/1/2020 and 12/31/2020.

The chances of them doing a short sale for someone who can afford the payments is between slim and none, and I'd take a wager it would be none.The better option is for the owner to sell the house to you on Seller Financing or Subject To.

Or would the $200k become taxable If distributed to Blue Capital LLC.To potentially get around this, with the $200k remaining in Property B LLC could I create Property C LLC and have that owned by Property B LLC 100% owned and manager-managed then contribute the $200k to Property C LLC to use as a 20% downpayment to purchase Property C.

(I know 'best' is subjective but I want to hear everyone's thoughts and why they like their strategy & believe their strategy is the recommended for the long run.)So far the most common one I know is to focus on sing family house, pay 20% down, and rent it out, and do it over and over again.
