They sent out official resignation letters to all homeowners in the email database and also turned in their information/materials (documents, folders, etc.) to the remaining board member soon after.

I didn't want to jump the gun and purchase the fist deal that came across my desk.I found the deal using standard marketing techniques, (mailing to owners using tax record data, the only difference being I don't send yellow letters- I think that is overdone by investors and therefore can be a turnoff to more experienced sellers.

From what I've picked up, if I did it now, I'd probably yellow letter to inheritance, probate and absentee's while cold calling craigslist and other ads.
