However it's unlikely we will have double digits appreciation either, as we have seen in the past few years here.I actually thought about crashing and even the urge to sell before crash, then I realize I'll have to pay 8% in transaction cost and capital gains, market will have to crash at least 10% AND I'll have to time the market right to make it worthwhile.

There is also a great e-book called "The Agent's Guide to the Appraisal Process" by Chris Dolland from a company called AskAppraiser.com - I have a copy, but I couldn't tell you how to find it online for purchase (I tried to find it and could not...I think they are re-vamping their website and e-commerce cart).

Pretty much any granular model with be a GIGO machine if one doesn't price risk correctly and thus selecting significant digits down to the penny for precision is dubious at best.
