I would consider the lifestyle (I wanted the beach and warm weather), cost of living, population growth,  and the ability to scale in the market.You are at an exciting point in your life.

WA has beaches...but are a bit on the cold side where as TX has some very nice beaches with warm water...and hurricanes....

I am think a warm medium brown color for the flooring.
