Some people prefer to "stage " the home in the higher priced rental/sale market where as some people prefer to show the property vacant.It really depends on the market /area in which the property or you are catering to.Personally I don't stage anything, I prefer to show the property vacant so that prospective tenant can visualize the spacing and how their furniture can fit the space.

This seems like a lot to me but maybe it is standard.My question is do I show the property to all 20 prospects and then have them fill out an application if they like the place or do I have them fill out an application and spend the non-refundable fee before they even know if they like the place?

Only thing I can think of is ask the prospective seller (may or may not be accurate), or get virtual phone numbers for each business I am marketing at (kind of expensive).Any and all thoughts or suggestions are appreciated.
