@Steven Kelly based on your description this doesn't make a lot of sense to me. 

The ad does give a nice description of the property and ends like this: "Great investment property, market values expected to rise 4.5% in 2016.

It now reflects land only, in description and photos.  

From your description, it sounds like a six unit building, so I would certainly not use a smaller value than 50%, regardless of what the seller or listing agent says.

I'll give you a small description of the home.

It actually says it in some of the descriptions  Solid poplar wood, natural wood veneers and clean, low-emission engineered wood construction for long-lasting useSo solid wood doors & poplar veneer over the mdf or particle board for the rest is what I would guess

I changed the description a little and added the income requirement.

To those who fit the latter description, a BPer with any practical experience is a resource to that person even if just to share how they broke through that first deal paralysis. 

We provided them each with a descriptive list of what we wanted, along with some example addresses.
