There are always deeper psychological reasons and those reasons are typically not controversial (such as to be less stressed out about the necessity of paying bills, to achieve the ability to pursue other life goals, to help family, to prepare for my future retirement, etc.).

I never let emotions make me pay more than the property was worth.

@David Banker Seems to me like you have quite a problem in that you're trying to argue with logic when the problem itself is emotional.

This type of damage is typically cosmetic in nature and may not necessarily indicate deeper problems.

Prices down there are astronomical and I would definitely be cautious of jumping in to something out of emotions rather than the numbers on paper.

Make sure you follow the rules about when to give notice of non renewal in your area.Or you can give notice now that they have broken the lease and as such you are asking them to leave.Given the high emotions for both you and the tenant in this case, I would hand this to a lawyer with all the facts and don't look back. 

These are "rules of thumb" evaluations, meaning they are designed to quickly evaluate a property and determine if they are worth looking deeper or if you should move on to something else. 

I will definitely have to work on managing my emotions and reminding myself to stay methodical.
