@Jon Klaus   I built a huge one 4 projects back and I don't think it ever got a foot of water in it and its 12 feet deep.. acutally I think they are safety hazards frankly.

From a brokers standpoint, we want things nice and slow, lots to time to understand exactly what we are buying, and for the most part refundable if things are not as we expected.

Many of my deals were arising from a slow pay loan, where the owner was having issues and the property was not marketable for them to sell, I'd offer to take it, have it fixed, list it, sell it, take them out of the loan and give some cash to move on.

Austin Business Journal just reported a RE economist saying now is the time to sell Austin hotels and apartments, and the rest of Texas is beginning to expect repercussions from the oil  slow down.
