We had similar incident,, regarding heating,, a pigeon had blocked the vent on the furnace / hot water heater system and of course was sitting in there dead, the water heater kept going out.. we couldn't figure it out.. then decided to check the flue and found the dead bird... put a chimney cap on the flue and hope it wouldn't happen again.

When you are looking at putting out more money, time and effort to get a judgement from a dead beat tenant that couldn't pay odds are you will never get paid on the judgement unless they go to make a major purchase like a home and it is required.

I was blown away at the first bill.We had several dead bodies cleans up and even shootings and they where always in the 5-10k range.Meth lab was no joke, and the bank I worked for took it super serious.
