If you have the money and not the time, hire pro researchers to pull files and collect and organize data yo your doecifuxations.

Question: Should I consider creating an LLC and move the Duplex into that LLC and if so are their complications on transferring or selling this to the LLC - I'm sure their are but I'm looking for things to consider and or ask a financial adviser as I don't know what I don't know.

If you plan on selling the land to an end user who wants title insurance they will probably make your seller sign an affidavit that they transferred you title.
