small is always going to get in your way. we are looking at large tracts of land more than 10 acres right now and the national builders that we work with for land development and entitlement in miami florida and columbus ohio focus on much larger. they do the opposite of what you are talking about.

Anything over 4 units is commercial where DSCR usually goes up to 8 Max in most cases after that its strictly commercial or SBA.
