FHA loan will only work if you plan on living in the home and it will have to be in nice move in condition.If you get a seller on the line ask them lots of questions about the home and it's condition.

What options have people used if say the existing tenants aren't fully moved out, or left it in a condition that needs repairs that the new tenants couldn't move in yet?

I am learning new areas where I can save costs, one of which is recycling cabinets, if the conditions permit. 2nd hand stores are good for bulk items like tile and paint, etc...

With regard to your case, don't even consider withdrawing the case from State court UNTIL they have actually moved out and left it in a somewhat decent condition (good luck with that one).

I put an offer on a property, and the listing agent asked if that was "highest and best" due to receiving multiple offers (keep in mind, this property is a complete hell hole and I doubt they received any other offers).They were asking way over the value of the place based on comps and the condition of the property (owned by a hoarder, needed to be completely gutted, new roof, etc.
