@John Warren your point is a very good one, and very common, but I'd counter that by saying that if you had used a hard money lender, their analysis of your deal may have led you to realize it wasnt a good deal to begin with.

Like Oregon they are not legal.check with you title and escrow company they will tell you if they do any.. if they do none its probably not done there if they say yes we do them all the time.. then your probably OKyour lawyer will put language in that allows the co bene's to foreclose very common.. but you do want to have that in writing up front..

Since electrical is what I see being most commonly separately metered, I see a disproportionate amount of these smaller properties still relying on baseboard heat so that tenants can foot the bill.
