A lease purchase isn't going to make the seller any more comfortable, and certainly not a lease option.  

If I was in your shoes I would tell the tenant they can pick out a storm door and email it to me, if it fits in with the rest of the building design then they can certainly have it installed.

So what finishes are you going to be comfortable with where you won't have to spend more money to replace if they get damaged.

As for areas you may want to consider, that depends a lot on you- how long of a commute are you comfortable with?
