As mentioned above, you could wait until it goes to auction, but there is no rhyme or reason to when BCAD chooses to send a property to auction.

From what I understand, a property manager in this space is going to run you 15-20% of gross rents (we self manage).In terms of the business itself, I'd expect lower occupancy the first year as you establish your property's reputation (stars on whatever site(s) you list on).
