I do not have tons of experience with real estate investing but I am working to change that.

Tax benefits are great but may change at the whim of Congress. 

Essentially this tells you the return you will earn if you buy this property un-levered (no debt/all cash) and make no changes to the property.

If the net cash flow number above (3100-2040 = 960) is including all these considerations, then that's a healthy chunk of change per month.

Our client filed a complaint with the BBB and would you believe that within 2 weeks the appraiser had a change of heart and re-adjusted the value to $99,900 !!

Then I changed category to New Member Introduction and it worked.

Interest rates will not change anytime soon.

I should have mentioned that I am married with 2 daughters (2 & 7)...which narrows down my options for location as we are already in a great school and don't want to change schools a 3rd time.

But there is a provision in the code that states something along the lines that the if the owner does changes it has to go to the current zoning, so probably a SFH.
