If the property is vacant, there shouldn't be much of an issue, but if the property has squatters then you may need to get the authorities involved first if you are going to show it.My opinion is, if you go door knocking in the middle of the day you shouldn't run into any major issues.

To complicate things more, the tenant is section 8, they were only paying $100 of a $700 rent but I'll have to figure this out with the housing authority too.

Beyond that, you need to get registered which will put the local housing authorities on your radar.

It makes virtually no difference if the lender knows or not.  1) they are getting paid as per the contract 2) Their property is insured wth them and you and you are a fully authorized person on the account.  

There are multiple books with the same title but different authors.

Get a lawyer to check in what authority the county and city each have regarding subdivision etc.

Further, that the county, which sold the property "free and clear" of any liens, does not have the authority to clear IRS/Federal liens.
