I'd start with broad strokes, being from ND you probably aren't looking to avoid freeze thaw cycles, but narrow in on price point, returns, population growth etc.

I am not sure how much they paid the attorney to look at them however, our contracts are given to us (Realtors) and are defined on a State level, and than modified to a regional area, and finally, a brokerage level.
