I have a not strictly “black-and-white” question, i.e.

He is a second degree black belt in the art of Tang Soo Do, and has realized through martial arts that a person’s character is attributed to perseverance and integrity.

I would imagine this could give him a black eye, even if he's a great guy trying to help homeowners. 

You know I was actually thinking I can just black out the section in the contract that states "inspection shall be completed by a qualified inspector..."

jimmy, i think you are on the right track, but be careful hiring what you assume is the best management company...the properties i've been looking at are class C and D properties that should cashflow well but have tons of ridiculous expenses that should only be associated with the class A complexes...it seems owners have a few 'black sheep' complexes in their huge portfolios that they don't watch too well, and they use the same company for all of their holdings....this creates a system where you're spending 600/month on a telephone answering service, 500/month for advertising in the wrong magazines, and 3,000 on a holiday xmas party, etc. when it's not necessary or justified by the lower rents. marc, are you saying it can be done that i start a 2nd company and hire my own manager and save money and also have more control over the property?

I am not super familiar with Bridgeport, but I have heard the Black Rock area of Bridgeport is nice along the Fairfield line.

That's the risk of letting a black robed person make the decision.
