you could look out of state but I feel it’s risky especially being new. try to find something 30 mins out from where you are located, small cit/village/township etc. it’s expensive in my city (cincinnati) but i found something right/just under my price point. it’s a 38 min drive from my job but it is mines :)

I'd like to add Indianapolis, Indiana, to the list and share why I believe it presents a compelling opportunity for investors this year, although I assume they are in alignment with some of the reasons to invest in the other midwest markets you mentioned.The entry price for homes in Indianapolis is relatively affordable (at an average sale price of $231k).

Their agent, who was one of the worst agents I've ever encountered, probably doesn't understand how any of this works, probably talked them out of it.Was originally listed for $525k and we bought it for $443k with a new roof and a fairly long list of stuff being fixed at their expense.
