Most of the updates are cosmetic throughout, but the house has an old boiler /radiator system for heating (no ductwork is installed).

You should always check out the major systems in the property i.e. the roof, the A/C, the water heater, the foundation, etc..

I would like to get my real estate license after I move to Illinois so that I can get better acquainted with the system and potentially use that to my advantage if I buy in Illinois more than just the one house per PCS which has been my usual.

At first look it sounded very illegal..... but after thinking about it, sounds more like a loophole in the system to me.... not very ethical but not illegal if the owner is aware of the arrangement

Seemed to have the most bang for the buck...definitely some more robust systems out there but it gets the job done.
