I'm in South Dakota now, and the popular electric heat here seems to be cove heat, which are much nicer than the old baseboard electrics.

When (insert type of income-producing real estate here) becomes more popular, buyers are willing to pay more, which means cap rates go down.There are three primary forces at play here. 1) falling interest rates make debt cheaper and makes real estate more attractive. 2) rent growth gives buyers hope that the income stream they are purchasing will grow over time. 3) poor performance or perceived risk of other investment vehicles increase the desirability of income real estate, meaning a lower cost of equity capital for real estate buyers.Expanding on point #3, the worse other investment vehicles perform, the less investors demand from their real estate investments.

The house now has appraised for 325000 , analyzing the for how much houses are selling in my neighborhood with the same house specifications.Bought the house January 2020 after selling my house in North Carolina , I did irrl refi with 2.25 % which has been really beneficial to me in regards monthly mortgage payments.I am looking to buy another house near my area , I got pre approved for conventional loan , 420k maximum .

@Dennis Maynard aside from Jay, nobody has really responded to your question...Columbus, Ohio is arguably the premier investment destination in the US right now for good reason...an easy visual for where our market is heading.To your question, small MF properties are king here with OOS investors...2-4 units comprise 90% of all MF inventory in the area by virtue of being a popular build throughout the 20's, 30's, 40's and 50's before LIHTC flooded the market with larger MF complexes.....
