I thought I was on the right path and I thank you for the confirmation, however the main concern that I had was the appropriate "tenancy" - either traditional lease versus short term rentals such as Air BNB or VRBO which can be spotty few days a month.

The help you will get from VRBO or AIR will be worthless....they are not in the LTR business.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

I feel like central air is a great investment just for the sake of ease of use for a tenant.

How about a bunk bed and a pool table, or air hockey or ping pong or a couple of arcade games.Best of both worlds.

My 19 year old daughter wants to buy a property and try house hacking, either by long term roommates or Air BNB.

For our STRs, VRBO and AIR collect from the guests and pay the State

(We are getting requests  from people wanting to rent as off platform guests and want something to show them other than directing them to VRBO or AIR.)Appreciate any advice.
