As @Joshua McGinnis points out, many landlords get away operating in grey areas of LA zoning laws, similar to Airbnb, but this risk should be understood and addressed by all investors before taking on the challenge.Many avoid attempting to get a zoning change for such a small project (assuming SFR locations), and rather sign master leases with one or several flight attendant tenants, then allow them to sublet with landlord approval.Best of luck,A

@Christopher Hunter I was thinking of Listsource.com it was highly recommended seeing that I have found a LOT of empty and boarded up properties in order to find out who the owner is as well as get their addresses for mailers, in order to generate leads.

While the actual liability may be one issue, the other thing that I didn't see addressed was the potential of costs associated with paying the plaintiff's attorney fees if they have any type of claim that there is a fee shifting provision under an applicable statute.

I run P&L detail report by class and date filters, this allows me to see each address and you can sort however you wish
