I know to VA lets you assume the loan true a subject to method and thats my plan.any advice on how does that work?

I have a long term tenant who I inherited when I purchased the property he has always called us whenever there was an issue (A/C not working, Broken window, toilet not working etc) Well last night around 8:30 pm we received a call from him that he called a plumber to remove roots from the sewer line and wants us to pay the bill. 

But alas, then the lender was no longer working at that company so I'm not sure what I was told was 100% accurate. ;-)

The mortgage balance is $26K (-/+). 

That might help your numbers work out a little better.

So does this mean all that they can do is remove the equitment and nothing to do with liening the home for the remaining balance ? 

or as perfect as you can get it.So no beat them up on inspection does not work against me for my product.

Tenant not trusting this work as he is out of home when this work is performed as he has some minor surgery. 

I assume that AirBnB and others have their lobbyists working on it I hope they do.
