With interest rates rising you should see more of these types of deals come to fruition as traditional financing becomes harder to compensate for the low cap rates especially on these sub 2 mill deals that are privately owned.

Cost of living and inflation is always on the rise and my thought behind that is why would I only be a victim of that and not prosper when a neighborhood is growing and so are the home values.I have scouted the areas and in fact met a realtor as I was driving for dollars.

If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.
