(these are not tire kickers, the only reason you'll see them is because they pulled the trigger.

Are you finding deals that the numbers work on but can't pull the trigger?  

Your estate planning attorney may ultimately do something like this:Create a title holding trust for the purposes of holding title to the property subject to the existing mortgages of record.Owner uses trust transfer deed to pass title to Mom as trustee of Mom's last name trust, under trust dated Xx/Xx/20xx.Then, Mom subs out as trustee and records substitution of trustee naming your entity (Handel's LLC) as the new trustee.Should not trigger due on sale, is clean, and can accommodate as many assets as you wish into thus entity or dev.

If you're not familiar with Ben Leybovich yet, I would definitely take the time to get familiar with his writings before pulling the trigger on a lower end property.

I have done cash deals in philly on SFR (Thanks to BP I pulled the trigger) , but first time with multi in the Waterbury, CT area.

I don't recall the exact rate (I haven't pulled the trigger on this yet), but i think it was somewhere in the 6% range. 

Would this trigger the bank that I personally signed the mortgage with require to pay in full or foreclose?

From your profile it seems like you haven't had much experience, and being able to manage that large of a property really does require having all your pieces in a row before you pull the trigger.

I know that "subject to" transfers the deed and might trigger the D.O.S Clause.
