If you want to talk about the legal grounds of a business structure like a Series LLC or a S-Corp, C-Corp, LP etc, I would suggest your best course would be to talk to a licensed attorney who is an asset protection attorney and who uses them.

He spoke with one lender who advised that the lowest he would be able to put down would be 15% due to the fact that it is a 2 unit.Any suggestions/opinions would be appreciated.Thank you

I have conservatively valued and suggested a sale price of $160K-$165K based on increased values the past 3 years coupled with the challenging location and current condition.One of the neighboring businesses is interested and threw out the possibility of seller financing.

I suggested doing some research and reading as many articles as you can.  

Have a big reserve on hand for tenant improvements when current retail tenants blow out.
