It takes a long time to do the leg-work and enough research to be confident in picking the right properties - focus on looking at those local deals and finding the right kind of properties that will work with your ROI model and financing structure - to find *the* lender, connect with an REI Real Estate professional in your area and see if they can refer you to lenders who can accommodate you for approval.

That means NO DEBT of any kind.10-12 is a good number and easily managed by one person, depending on your other committments, family, additional education, job flexibility etc. 10-12 FREE AND CLEAR keeps you from the hassle of working for other people, although if you have a very flexible job it can be great for steady verifiable income and providing health care benefits.Read all you can about financial management (Dave Ramsey is good, also "The Millionaire Next Door") and know how to do as much of your own work and finances yourself.good luckall cash

One problem with Houston is the relative ease with which a new developer can throw up new houses, thereby devaluing (actually more holding steady) the existing inventory.Two of the reasons we sold our Houston stock was we were getting older and had much less interest in doing work and the fact that we didn't want to stay in Houston long term.I keep watching some neighborhoods where we used to own, and still have friends.
