Ultimately, just be a good tenant and keep the place clean, safe, and functional, as in the case of any good quality rental.

Ideal central location (with new Class-A all around), very nice neighborhood, good bones, easy conversion from 2/2 to 3/2 units, good rent comps, high potential rent increases through capital improvements, no title issues or liens conveying clean title and warranty deed, well-liked long term month-to-month tenants paying well-below market rents.  

Although I recently spent a day cleaning up a year and a half worth of big dog poop mixed with cigarette butts in a backyard, at this point in my career my time is better spent coordinating workers and making the big money decisions.

I am not sure if they are a bigger headache than cleaning the house and going through this process all over again.

They have never been late and never missed a payment, the house looks just as when I rented to them so they keep up with it and keep it nice and clean.

I believe based on what the agent has told me the buyer/renter is already in the property and has already been cleaning it up...

I know in my area a handyman can correct mold up to a certain size, so fix the problem and have the area cleaned up.As far as the "mildew" around the toilet bleach and water cleans that up.

Recently started a property services company and looking for clean-out work in the Pittsburgh and surrounding areas.

No bond and a large number of repairs and expenses I am going through once again......when I asked them why they didn't inspect the house if this time they knew one month earlier that the tenant was going to leave (I was notified one month earlier) they said that inspections for routine have an extra charge of $75 per inspection.
