Owner wants to get rid of it asap.

I got rid of security deposits and have never had a damage issue- If there is a situation like a travel nurse coming into town and they want a 3 month lease I usually charge $750 a month for a unit that would normally rent for $625, but all fees still apply. - Typically I can fill a vacancy within 5 days to 3 weeks. 

My only other debt (besides rental properties) is a car that I have financed at 2.49%, so no reason to get rid of that debt.Finances I'm looking to consolidate:Primary House: I bought a couple years ago with 15% down, paying PMI of around $92.

Lastly, I want to add as we have been in a very long bull market, to me it makes sense to deleverage a bit (get rid of that one problem property), build up higher reserves, and start to trim extra unneeded expenses to be ready for a downturn.

Some places are easier than others to get rid of tenants on transfer of title. 

There's also some demolition that would need to be done to get rid of the incorrect materials in the back porch.

Best thing about this is that you are now perfectly legal and will be rid of a bad tenant for good.

Sadly just getting rid of the tenant does not get rid of the bed bugs because they can hide in outlets, carpet and so on.....
