You may want to offer a bunch of released earnest money in exchange for a longer contract period.Honestly I think you're best tactic is going to be to see how you can cluster those sales.

I have walked away from deals after inspection and given the report to the seller in agreement of them releasing me from contract quickly and returning Ernest money.

If you would have "opted out" during the option period stated in the contract (Again, that is how the process works in Texas), you would have received your earnest money deposit back, but would have taken about 30 days (a release is usually signed by both parties for it to be released).

You should not be discussing someones credit/background with someone else unless you have a written release from the applicant.
