While multi-family is a perfectly good place to start, I would tell you that it is often more competitive than single family homes… maybe just due to there being less of them in general, and being more desirable by investors.

Have been reading up on this a bit and it seems if I get it into a roth ira it can be used for downpayment funds eventually with lower taxes removed?

They don't tell you about the difficulties invovled.

Reverse flipping is basically you find a buyer and then you find a property for them.

You can't even try out the calculators to see if you like them. 

I recommend working with a real estate accountant to get a free cost seg estimate to see if it will benefit you first.
