I would lean FHA honestly - only need 3.5% down and you keep more reserves in the bank.Seller Financing will take more work and you will most likely need to put 10-15% down minimum.

I put a SFR on the market week before last and had 10 high quality applications in 4 days (and I require completion of a free application before I show a property).

This topic comes up so much that I put my reply in a BP blog to save my fingers from so much typing.  

It is no different than a loan company requiring insurance on your house or car.As @Dawn Brenengen said, require that they put you down as additional insured.

I personally think that there should be a mandatory minimum period before the same proposition is put up for election after being defeated. 

@Tanner Lewis Realistically I’d just put 5-10% down.

Tenants will always find a way to destroy your flooring no matter what you put down.

So by doing this they also can qualify for the 250k to put towards their half of duplex. 

I'm thinking, hypothetically, being liquid about $100k and seeing where that can put me in terms of building up my rental portfolio and/or seeking flipping opportunities to grow my capital to get into bigger projects.
