I would lean FHA honestly - only need 3.5% down and you keep more reserves in the bank.Seller Financing will take more work and you will most likely need to put 10-15% down minimum.

It is no different than a loan company requiring insurance on your house or car.As @Dawn Brenengen said, require that they put you down as additional insured.

I personally think that there should be a mandatory minimum period before the same proposition is put up for election after being defeated.

I'm thinking, hypothetically, being liquid about $100k and seeing where that can put me in terms of building up my rental portfolio and/or seeking flipping opportunities to grow my capital to get into bigger projects.
