(12) Prepares or provides a broker price opinion or comparative market analysis as those terms are defined in this Act, pursuant to the provisions of Section 10-45 of this Act.I interpret this to mean someone who is not a broker in Illinois shouldn't be trying to sell someone else's property.

I did not do that so I cannot tell you all that is involved there.To setup a Nevada LLC to do business in Nevada, there are some fixed and variable costs.Fixed costs (as stated by the Nevada Secretary of State):1)  $75 filing fee2)  $200 state business license (which you will need, even if you are only 1 person)3)  $150 filing fee for List of Managers4)  I believe you also have to pay for a registered agent, but my lawyer handled thisVariable costs:The preparation of the following documents, which you could do yourself for free, or cross your fingers and use a template from the internet.  

Try not to stress; I've been doing this for almost 40 years and it's just a nasty side of the business, but it will end and if it happens again, you will be better prepared for it.

@Kayman KhaloughiFrom a fee standpoint your model is in the norms within this area.I would suggest you have all your documentation i.e. leases, management agreements, rental applications, etc if not prepared by at least reviewed by an attorney. 

On a second loan we will have a relationship.I fee is your to prepare all paper work that why its needed upfront.

You need to be educated on the process, know and understand your chances before you ever file and be thoroughly prepared.
