Keep in mind agreement ended 10/21 (notification 9/21), and multiple emails stating the amount owed, included yesterday did not include the $250.

@Alexander Griffith To piggyback off what Nicole said, if you have not already I would recommend that you set up keyword notifications on Bigger Pockets for words in your market such as Fayetteville, Fort Bragg, North Carolina, NC, and whatever else is specific to that area.

hey @ Scott alfano,I think the question should be if the deals are good and not if the wholesaler is good....when you get a deal sent out to you you should know how to run the numbers. if you like what you see call the guy and ask if they are direct to seller.  

So, if your state allows, retain the deposit, send the proper notification (if required) to tenant's forwarding address, and move on to find new tenants that (hopefully) will be better. 

Ask how much they smoke, not if they do or not.
