Duplexes w/ any kind of decent unit mix other than 1/1s tend to start around $700k and go up from there.

I understand it's a mixed use so there won't be as much demand as if it were a true residential building.

I wouldn't mix your "future" and the present. ie, knock out the college thing and then move forward from there.

I thought it could be beneficial if I bought a mixed use property and rented the commercial space to my flipping business as office space.

For cash-flow, I purchase plexes and 5+ unit commercial and mixed-use.
