Basically I find that the landlord, being nuetral, can mediate easily these situations and in general it all ends well. 

While a regular 1031 in your price range would be around $750, a reverse could easily add $4000 - $6000 to the fee. 

If the PM wants to withhold sensitive information like SSNs then he can easily redact that, but I don't really see a strong argument for why that is necessary.

If they are professional, they can explain this quickly and easily.
