My expertise for brokerage is industrial and office, and we have had a few of our tenants come to us for rent relief, or ask to review specific clauses in their lease for this type of damage, which in my opinion i get given the circumstances.

I reviewed the contract and could not find any specific language supporting her statement regarding the broker fees.

I am thinking this will be a fair way to give more relief to the better longer term tenants, and does not require me to have one to one conversations, reviewing evident of hardship, and making case by case decisions that may come back to me as being unfair treatments and playing favorites. 

I am aware that BP offers, for purchase, legally reviewed landlord forms to members.

Note that I didn't review your math so it may or may not be correct.
