Brian- I'm leaning your direction on the 401k, i figure if I lose it all ill still have SOMETHING in the 401k to prop me up.The family thing is pretty darn tempting....I'm a little impatient and even though i have no experience with houses, i flipped cars all through and a little past college, I'm pretty handy and understand what a good and bad jobs look like...but I have plenty to learn.Will i have a problem securing 25% down conventional loans on 50-100k properties?

I think, like with police, stating some group are ALL some pejorative is ill-informed, at best.If you do NOT know what you're doing, then a PM can save you a lot of time and pain. 

Marcia Maynard thanks for your reference about your tenant screening document - I'm going to check that out too- hoping ill need it sooner rather than later!

I found real estate about a year ago, and willing to do the work i got my real estate license i have about 4 months left on my term, but once done ill be heading back to Mesquite TX, a Dallas county for anyone that does not know where that might me.

(use the "E-word" when it's not necessary and you'll definitely create some ill will, lol) If they are on yearly leases then you have to wait until their lease is up.

Some time after I had purchased the property, her daughter dies in a car crash and she herself dies from an illness. 

I have to say I am nervous about getting another property too, but if I can have the success Ive had with my first Ill be golden!!!
