Yes, wood siding is more subject to moisture damage and rot, but you can pretty easily cut out a section yourself and (hopefully) replace it with an exact match.

@Chris Aronson Those numbers don't seem unreasonable, although from a cash flow analysis perspective you can remove your own utility bills from that number (those are resident figures and you should care about them for your personal budget, but they are not important when evaluating the property - a future tenant will pay them!).

According to the current owner, he easily runs the park, and his own side business, in addition to working a full time job.- I would not mind stepping in and helping out from time to time with the management of the park, but I wouldn’t want to be distracted from my high paying main income.

I am having trouble understanding how to appropriately evaluate the property's value - is it based on the current "market" value, the 2020 tax assessment value of land and improvements, or from a bank appraiser who would be used during the purchasing process?
