While I love our new home, I am missing the opportunities and connectivity that comes with being around fellow investors.

However, At least in Sedona, over the last several years those that have held off from investing have missed out on gaining 30-100% total appreciation + 10-25% annual cash flow.  

Here is my plan, please feel free to add to it if you feel I am missing anything:1.

Contractor looked and quoted job, you missed that you needed all this plumbing work.  

Either way, P&L portion is missing.

The seller might miss out on a buyer because you had it tied up.  

Hi David,Now they have curtains up, and are Class C--maybe they will stay for 15 years.Forever renters have to rent somewhere.Class C renters and their visitors tend to be hard on the units anyway.Drunken fist punched holes in the walls, broken things, knobs missing, screens missing (???)

I am guessing there is something I am missing, but I can't seem to understand why wouldn't everyone do that.

If you're still looking at the same amount of cash in your pocket, then either method works equally.Did I overlook something in the post and miss a particular point?

Just curious if I’m missing something everyone else is afraid of?
