I can pay cash for it, which is part of my short and long term goal.

As far as my goals, I would love to help an investor up that curb appeal while adding some investing tools to my toolbelt.  

One idea can be worth millions, so get exposed to different investors, books, podcasts, etc. then edit the advice to fit your goals.

The seller will capture some of the potential and the buyer will discount the future potential against the risk and cost of achieving it and that means you will meet somewhere in the middle.The best way to figure it out is to build a pro forma showing the schedule and costs involved and figure out how much you are willing to pay to achieve your investment goals.

It's a loose goal but I like structure too.I've been successful with some single family flips but they are hard to come by (much less predictable in availability and actually beating out other investors) so I am considering some longer term real estate investing. 

How soon can you let me know something, I need this doneME: We like to cross all of our "T"s and Dot all of or "i", so we like to give ourselves 30-45 days but the goal is to make it happen sooner.

I love working on houses, meeting new people, and am currently involved in the medical field, with the goal of focusing in family medicine while doing real estate finance / investing simultaneously (can be a heavy load, but I'm learning to be tenacious).

Often times, my goal is to pay the fixed rate investors back as quickly as possible once I have stabilized the asset and can refi to conventional rates.
