Based on my understanding, because you have an investor that only provides capital, you have created a security and should therefore be filing under Reg D 506 (b) or (c).

If your familiar with these cities, I understand that some folks would give these areas a C to B- class rating but I'm willing to take that risk based on being able to find cheaper properties in those areas.

To make that money you’re working so insane it would be literally impossible to find more hours.One thought I had was higher value A/B class properties.

I just found another house "B" I really want but we are basically out of cash.

I have visited Vegas many times, is it fair to say near Summerlin is 'B' neighborhood and southeast Spring Valley is 'B/C' ?
