This tub is brand new (less than 2 weeks), and we've just had all new tile put in last week (typical shower/bath setup in an older bungalow).

If I have them put in myself, I keep most dents and dings from occurring.

However, when I put in the numbers I feel like I am doing something wrong.

Put in a very nice Grohe shower system that's really far too good for this rental, but I got a great deal on it and it's rock solid.The sill was 2 cm marble I got from a friend, sealed with 511 Impregnator.

Sure he is surrounded by average properties but his amenities and extras that he put in the property stand right out and he always has people waiting to rent there.

so we checked out a Hubzu auction, walked the property, and put in a bid.

@Helena Chen My neighbor last week was showing me a sample of  Aquagard he put in one of his rentals.  

There are still deals but you are having to do a lot more marketing and put in more effort to get that same deal.

If we can put in 60-70k on a project like this and make 20-25k a house then that’s a good return for a house priced under 350k in our opinion.
