I’m completely new to fix and flip but I have been doing some research, I’ve been looking at distressed properties in my area for example one I’m looking at now the listing price is $359k Arv is $550k the contractor fee would be $33k without materials I’ve been looking at fix and flip loans saying they would finance 90% LTC and 100% rehab .

I recently went under contract on a property through my wholesaler.

Despite my efforts to keep all the input data consistent, I’m getting different rates of return from various rental calculators.

I recently accepted a prospective tenants application for one of my rentals.

My units do not turn over often.  

My STRs are in a small destination mountain town and finding good cleaners is the #1 struggle. 

By last night and early this morning, I did suggest that they evacuate but that they could stay if they didn't have any other options (surge is my main concern, we are on the 18th floor so I don't think they will have an issue with that and we have Miami/Dade qualified hurricane protection)...BUT, I was very forthright that they would likely be without water and electricity and stuck on the 18th floor possible for some time.  

MY 2024 W-2 will be more than $300K and this year (2024) I married a real state agent.

I own and manage 11 units and still do my own taxes.
