Pros could be: Clean water + tub for each guest; on a well, so no water waste concern; can make it design-y + cute; can be used winter (hot water) + summer (cool water); goes better with forest location of the home than a traditional hot tub might; will hold same number of guests as hot tub would (2 people in each tub).In researching I have seen some people on Airbnb have these checked in amenities as 'hot tub', some 'private hot tub'.

As long as you provide what they require for on-boardng.

Is there enough couch seating for that many people as well?

Experiencing these first hand in your own home provides greater flexibility while you figure this whole racket out.Thirty years ago, I was fascinated by real estate opportunities in an emerging market (Brooklyn) and spent lots of time looking at cool warehouse space in places that are now 30-50 X the price. 

Don’t rule that out if you need just 50k at a clip to buy properties as well.

As you get further away from standard real estate practice, the risk is increased by a “legal” risk that your protection may be interpreted quite differently than you expect by a court and that the subtleties of the protection a mortgage or trust deed document provide with established law and court decisions handed down for (in the U.S.) 250+ years is not existent. 

While it provided little value, it did provide a good amount of entertainment for us. 

You will do better door knocking when you feel comfortable, and when you feel comfortable the people in front of you will feel more comfortable and they can tell (but we should also not feel like you are dressing for your living room either), and so dress how you would want to dress, in a way that is clean, professional, but more casual in clothes that fit well and are not uncomfortable to tight or too big--  otherwise you will feel it as soon as you knock on the door.
